The Opportunity:

The Director, Development Special Projects will lead project development for a set of early-stage greenfield projects being initiated.  They will also lead the development team and subject matter experts on preparing project plans for acquisition projects.  In addition. This position will lead other special projects or new initiatives as requested by Enel North America.  Responsible for managing a team of Senior Development Managers, Development Managers and Associate Developers who are each managing individual wind, solar and/or storage projects within the development team.

What you’ll do at Enel:

Responsibilities, include, but not limited to: 

· Lead a team of leasing agents, developers and/or associate developers in the initiation of new, greenfield projects after handoff has occurred from the siting team, including creating the strategy around which sites to pursue and how. 

· Lead negotiations with key landowners and counsel to obtain significant site control and/or direct the team in those negotiations. 

· Stepping into projects and project activities on short notice to support the North American team to provide support/take over initiatives/lead team members when staffing capacity restrictions occur  

· Maintain active involvement in day-to- day work as needed to ensure project success. This includes but is not limited to landowner meetings, permit hearings, meetings with regulatory bodies, project site visits, etc. 

· Ensuring that all project management tools and reports are created and updated by the development manager – including training the manager how to complete those items, ensuring that they align with risks, strategy, critical milestone dates, and reality. 

· Ensuring that project managers accomplishing and regularly updating budgets, timelines, databases (such as Horizon) and are aligning each with the project strategy. 

 

Who You Are and What You’ve Accomplished:

· 4-year college degree required  

· MBA highly preferred, other advanced and/or technical degree preferred 

· Project management experience required 

· Project Management Professional (PMP) Certification preferred

· 10+ years development experience in the renewable energy industry strong preferred 

· Extensive knowledge of regional environmental and site permitting processes required, and having been directly completed, from initiation of project to start of construction 

· Proven track record in project management including greenfield development initiation through construction 

· Proven track record of successful negotiation of many wind and solar lease agreements, purchase option agreements, easement agreements, good neighbor agreements, access agreements, etc. with difficult, complex, and/or sophisticated counterparties, including large corporate property owners and high net worth individuals 

· Experience managing a leasing agent team of 5+ agents 

· Proven ability to complete local or state level project permitting – including directly being the lead on preferably three or more projects that have completed land use permitting and other permitting requirements  

· Proven ability to professionally and successfully engage with difficult project opposition stakeholders preferred 

· Proven ability to negotiate lease and/or purchase option agreements with difficult, complex, and/or sophisticated counterparties 

· Detailed knowledge of renewable energy industry specific regulatory and legislative frameworks  

· Extensive knowledge and experience with regional RTO’s, tariffs, and requirements 

· Personally completed/lead full real estate title curative efforts, including familiarity with project proforma and ALTA survey. 

· Strong analytical mindset to assess project status and risks to mitigate accordingly. 

· The ideal candidate would have a customer orientated mindset, enjoy stakeholder engagement, have exceptional communication skills, impressive attention to detail, strong work ethic, proven leadership capabilities, always have strong conflict resolution skills to maintain professionalism, and an entrepreneur spirit. 

· Proficiency in Microsoft Office - Excel, Word, Power-Point, etc.  

· Microsoft Project, Primavera, or similar software experience required  

· Leadership traits are key; must have successfully lead cross-functional and dynamic project teams in a matrix organization for more than 5 years 

· Mentored direct reports and fostered employee development for multiple years preferred 

· A valid driver’s license operable in all 50 states 

· Up to 50% of domestic travel.

The hiring range for this position is $145,000 - $199,000 a year. For remote positions, this is based on a national average base pay for this role. For positions in California this range will be specific to the location in California. The actual range may vary based on the geographic location of the chosen candidate. For all positions, the base pay actually offered will take into account various factors, including internal equity and job-related knowledge, skills and experience. At Enel, base pay is one part of your total compensation package.
